Grendel... hero? neutral? or villian?

That depends on which Grendel. Hunter rose and his grand daughter are villains. Hunter Rose (the 1st Grendel) sought to control the entire criminal underworld & came very close. I think his grand daughter wanted revenge & I've only read those of two but Grendel is known as the devil so it's a safe bet that their all evil.

You could argue that Grendel Prime is programmed, and thus neutral. He is only following orders. His original programmer could be considered a villian, but that is debatable.
